New frontiers in CMBS – Market transformation and opportunities

This fireside chat will map the emerging frontiers and secular changes in the commercial mortgage-backed securities (CMBS) market as global real estate begins to emerge from its slump. European CMBS issuance grew strongly year-on-year in 2024, including the region’s first data centre securitisation, but remains very low in absolute terms at €3.5bn equivalent, and is reliant on a handful of sponsors. Meanwhile valuations and transaction volumes in asset classes such as office and retail remain suppressed despite the turning of the rates cycle, raising doubts over whether loans extended by servicers during the downturn will be repaid in full. Discussion topics include:

  • How are remote work trends, the shift to e-commerce and urban migration patterns affecting underlying asset valuations?

  • What weaknesses in CMBS 2.0 structures has the current downturn exposed and what improvements need to be made in future transactions?

  • What emerging sectors beyond traditional office, retail and logistics are showing promising CMBS potential?
